<u>DESCRIPTION</u>: This property consists of 5.0 acres improved with a 1,528 square foot, triple-wide, prefab house on the eastern half, and a ~480 square foot homestead cabin on the western (upper) half.<p>
<u>TRIPLE-WIDE</u>: The triple-wide is a project I have been working on and is in the process of being remodeled. The master bedroon, guest bedroom, and kitchen are pretty much completed, but the rest of the house is still in the works. From the photos, you should be able to get a good idea of what needs to be completed. The house has all of the utilities hooked up and working - water, electricity, phone, and a 750-gallon septic tank. It also has a 500-gallon propane tank.<p>
<u>HOMESTEAD CABIN</u>: The cabin is the typical ~480 square footprint with a monolithic poured, concrete foundation in good shape. I put new siding on, insulated it, and put a security door on. <u>UTILITIES ONSITE</u>: A 750+ gallon septic tank is attached to the triple-wide. Water, electrical, phone, and propane are all onsite and attached to the house. There is a fire hydrant along Geronimo Trail closest to the triple-wide.<p>
<u>FENCING</u>: The property is bordered a five-foot, steel fence on three sides. The posts are all cement foundation and large gates are located closest to the triple-wide and cabin, on Geronimo and Inca, respectively. The triple-wide has a nice winding driveway that is accentuated by RR ties.<p>
<u>THE TOWN</u>: Yucca Valley/Flamingo Heights is about 45 minutes from Palm Springs, but is usually about 10-degrees cooler up in the higher desert, plus we don't have smog.<p>
Flamingo Heights has a gas station/restaurant/convenience store for the everyday neccessities, and Yucca Valley (a 10-minute drive) has the conveniences of a larger town (nice restaurants, WalMart, Staples, retail stores, movie theater, etc.).<p>
<u>WHY AM I SELLING</u>: I bought the property orginally to remodel the house, but with the arrival of our daughter, I have found less time for such projects.<p>
<u>AS A HOME</u>: I bought the property to remodel the home. The reasons I bought here - the view, the evenings, the clear air, a smaller, safe community for my family, etc. are all still here.<p>
<u>AS AN INVESTMENT</u>: Nothing is available in the Flamingo Heights area due to the magnificent view and relatively inexpensive houses. This property is ideal for a contractor or someone who is handy and can finish it up and live or sell it. A savy buyer could easily come away with a good bit of profit.<p>
